OPTION 1. 12
Routine Inspections $99 per inspection (inc. GST). An inspection will be carried out 6 weeks from the start of a new tenancy, and then quarterly thereafter. 13
Tenant Vacate Inspection & Bond Disposal Procedures $295 per vacate (inc. GST). 13
Booking inspection date and time, and advising the Tenant of our expectations. 13
Carrying out the thorough inspection. 13
Preparation of report, liaising with Owner and Tenant, handling disputes, arranging trades. 13
Arranging the Bond disposal with the Bond Administrator. 13
Lease Renewal Fee $220(inc. GST). Charged to you once a new Lease has been signed. 13
Compliance & Safety $132 per annum (inc. GST) for the Electrical Safety Certificate. Charged yearly to ensure that all RCDs and hard-wired smoke alarms are compliant with Legislation & are in working order. 13
Court Preparation & Attendance $77 (inc. GST) per hour, up to a maximum of $770. Charged per case for the preparation of legal paperwork, documentation & lodgment, court waiting time, court appearance & any reappearance times (if applicable). 13

7. We Promise that all Management Authorities, Leases and Lease Renewals will be completed on legal REIWA documentation. 21
8. We Promise that your End of Financial Year Statement will be sent to your email on the first working day of the new financial year (pending illness, no more than two working days). 21

11. We Promise that we are committed to maximizing your property’s value and rental income, through up-to-date market knowledge and quality marketing to attract quality tenants and optimize returns for Owners over time. 21

We Promise to respond to maintenance requests from Tenants in a timely manner, where we will assess the issue and initially attempt to “trouble shoot”, and where required, swiftly coordinate repairs efficiently to minimize disruption for Tenants and ensure the property remains in excellent condition. 21

We require an up to date copy of an Electrical Safety Certificate & Pool/Spa Barrier Compliance Certificate (if applicable). Minimum Levels of Security in a Rental Property must also be adhered to as a legislative standard. 23

Online Advertising, Home Opens & Tenant Search Begins... Once enquiries start coming through, all prospective tenants are carefully screened to ensure the right fit for your property. Applications are reviewed against rental history, income verification and references, with additional background checks completed where required. We don’t just look for tenants who can pay rent on time – we look for those who will respect and care for your property. Only the most suitable applicants are presented to you for final approval. 23
